SCHOA Board Meeting Minutes

Date: August 19, 2025

I. Attendance

Sharlene Iadanza, Doug Stolfi, Karen Maila, Carrie Treadwell, Jenifer Ramos, Steve Cacciola, Jennifer Keisner, Regina O’Donnell (The Management Company)

II. Community Report

Frank provided a report regarding community needs.

III. Board Seat Interview

Vincent Mattei interviewed for the open board seat.

IV. Approval of Minutes

The minutes of the July meeting were accepted unanimously.

V. Reports of Officers

• President: Code of Ethics will be revised and distributed to all Board members.
• Vice President: No report.
• Treasurer: New account is performing much better.
• Secretary: Sympathy card was sent to the Bachmann family.

VI. Management Report

The management report was reviewed and accepted. Items included:

• Financials
• Notices before liens
• Modification requests
• House rule violations and warnings
• Home sales
• Cohen and Warren report

VII. Committees

Architecture: Ongoing work. Photos will be taken before and after modifications.

Maintenance: Driveway priority lists reviewed; houses of priority will be completed.

Recreation: Many community events planned. Popcorn and cotton candy machines purchased.

Pool: Quote requested for a pool camera.

VIII. Clubhouse Rentals

• November 1st — Sharlene

IX. Projects to be Scheduled in 2025

• Concrete: Doug will review the list.
• Seal Coating: List of Levit homes will be sent to the Board and the community will be emailed.
• Basketball Courts: All six courts will be redone.
• Basketball Nets/Posts: Equipment will be replaced.
• Driveway Replacement: Started.
• Clubhouse Parking Lot: Repairs to be completed in the fall.
• Anderson’s Tree: One day approved for fall; quote requested for an additional day in January.

X. New Business

• Vincent Mattei attended to discuss the website with the Board.
• Continue work on improving community communication.
• Doug’s list updated.
